What is included in the rental?

For events, the entire backspace - including 3 decks and an adjacent newly built indoor bathroom - is dedicated for your use. Guests can also access parts of the interior space, including:

  • the kitchen, for light prep for catering only, no cooking a full meal

  • the guest bedroom, for changing / nursing mother / etc

  • the guest bathroom, as a secondary bathroom

In addition, all outdoor funiture depicted are permanent fixtures and are included in the rental. This include the outdoor sectional with coffee table, 2 blue Acapulco chairs, 4 wooden Adirondack chairs, and 6 metal bistro chairs. These furniture, along with the structural seating built into the space (wooden planters in the garden, long stucco bench on paved deck) provide up to 30 casual seatings. For filming, productions and meetings, the interior space is available as well as the exterior. Please inquire about availability as we need to prep the rooms in advance for your use.

How’s the parking?

This is metro LA and street parking is limited. Inside the front yard we can fit up to 7 cars. The street itself is hillside, so parking is permitedon one side only. There're many parking on other streets. The house is in the middle of the block so guests can walk half a block to reach the house. For large groups, there is a parking lot right on the other side of the backyard fence. It belongs to the church on the other side. They allow use of the parking lot, and only ask for a donation (any amount is fine). Previous guests have parked in that lot, and shuttle people to the house which is 1.5 blocks away (can use professional service or a family van as shuttle).

Music & DJ

The space is in a small quiet neighborhood can’t have very loud music. Normal volumn music used to enhance the ambiance of the event, is ok. We provide an outdoor speaker with bluebooth and wireless phone charging. It must be placed on the pavers level against the wall (see photo). If you'd like to have a DJ to control what music is being played and the volumn, that would be fine.

Alcohol

Outside alcohol is fine, as long it’s for non-commercial use. Selling alcohol on site is strictly prohibited. We prefer wine, beer, and moderate amount of hard liquor.

What if it rains?

For small group less than 20 guests, the interior can be used for events only for weather reason. For large group, we provide tent and heat lamp rentals. It can be quite cozy under the tent!

Catering and Decor Service

You’re more than welcome to bring in your own catering, bartender, and decors! We also provide catering and decor services. Please inquire for more details.

Is there a “wedding tax”?

We don’t believe weddings should be charged extra just because they’re weddings. However, some events take extra coordination - large productions, features films, weddings etc. We charge $20 per scouting session after the initial 2 visits.

Bounce house, Balloons, art installations, misc rentals

Bounce house, balloons, large installations etc are welcome. We charge a $50 admin fee for receiving / handling the bounce house and the electric power to keep it inflated. For most rental drop-off, an admin fee of $40 per 24-hour period, for storage and coordinating drop off / pick up with the rental company.
